Greater noida residential plots scheme was announced last week for 120 and 200 SQM Plots.
As per the scheme there are in total 1149 plots under the 120 sqm category located both in XU-III and Sector-3, where as there are 1126 plots available under the 200 sqm category located only in Sector-3. A 120 sqm plot would cost Rs. 12,60,000/-, where as a 200 sqm plots would cost Rs. 21,00,000/-.
A registration amount of 10% is to be paid along with the application form, i.e. Rs. 1,26,000/- for 120 sqm plot and Rs. 2,10,000/- for 200 sqm plot. Scheme opens 3rd July 2008 and closes on 22nd Aug 2008. The draw is scheduled to happen on 2nd of Dec 2008.

Hi Can anyone please let me know something about the Location Sector 3 Greater Noida. how's that place?? Is it worth to invest this amount in Sector 3 Greater Noida.

This is last of greater noida as they were not able to find next series and becomes difficult to name like alpha, beta, delta, zeta, xu, pi ......
near to village behind Greater Noida. almost 20 KM from main greater noida point.
GNoida just selling far land first and keeping near to noida land for future sell so make handsome money from it..

go straight from Pari chouck towards HONDA. Reach the end about 5 KM , from there a small bridge of Kasna starts. Take left before the bridge.
Move straight about 1.5 KM....u will reach XU...although it is still bare land...
It will take 2 year for authority to put roads , sever etc..... and another 1 year for someone to start construction on plot

invest with a time frame of 5-7 years
The normal rates in the not too far alpha/Beta sectors are close to 25K/sq m.
Sector 3 is close to dadri and sector XU is 12.5 KM from pari chowk (right from Pari chowk if u are coming frm express way).
The rates are reasonable but the investment should be done with a time frame of 5-7 years .
Every real estate investment is a gaamble of a sought but one thing is for sure your investment wont go anywhere.and you never know it might turn out to be hen that gives golden eggs with the expansion of industrial area there....

I think it is quite expensive deal considering the rates of land at which other development auhthorities's are alotting plots.

These options are suking far
I think it's very expensive considering the cost and suking so far. You need to construct house by 5 Years. how can they say that as there is no infrastructure there, no drainage, no roads. It would take years and authority would suck ur wallet before anybody lives there.

Can any one confirm the exact location and rate /sq m.
