Saket: To Live or Not to Live

Located within the triangle of Malviya Nagar, Pushp Vihar and Mehrauli, Saket happens to be one of the quieter residential localities of South Delhi. Established by the DDA in 1970 Saket is inhabited both, by the business, as well as the salaried class.

The residential area here comprises blocks A to N while the DDA and private flats are divided into the categories HIG, MIG and Duplex types. The cost of flats and kothis in Saket has not really gone through the roof, unlike some other areas, and still ranges between Rs 3500-4500 per square feet depending upon the location, size, quality of construction and the facilities provided.

At these rates one could get a 1 BHK flat with an area of around 800 square feet for anywhere between Rs. 28-35 lakhs; a two BHK flat would cost around Rs. 40-60 lakhs and a 3 BHK flat would come upwards of Rs. 70 lakhs. Duplex apartments and private flats with modern construction and all amenities would quote upwards of a crore. The rental for a three bedroom flat replete with all the facilities is in the vicinity of Rs 22,000 to Rs 35,000 per month while a four bedroom flat can be had for of Rs 40,000 to Rs 45,000 per month.

One of the key USPs of this area, according to residents, is the fact that everything required for their day-to-day requirements is available within a 2km radius which is a big advantage, especially for the elderly and housewives. The fact that several popular market places like Malviya Nagar, Hauz Khas and Madangir, are located within walking distance also adds to the appeal of Saket.

However not all has been hunky dory for the residents of Saket who have, of late, had to contend with civic issues including traffic and infrastructure related problems. In fact it is not unusual to observe long traffic jams outside entertainment and commercial complexes like the PVR Anupam especially on weekends. What has made matters worse is the upcoming Saket District Centre which is witnessing hectic construction work and is expected to be ready by next year.

The Saket District Centre is an ambitious project coming up in over 50 acres of land and will house a cineplex with 40 screens, have 15 lakh sq ft of retail space and 30 lakh sq ft of commercial space. Around 12 to 14 office buildings and 6 service towers will also be constructed. While this will no doubt add to the appeal of the area the residents are a worried lot thinking of the effect this will have on the already crumbling road and traffic infrastructure in this area which is made worse by the 6-12 ft of space that has been encroached upon by houses on both sides of the road..
